A new 108-room Fairfield Inn & Suites took its first step in the planning process appearing before the Marion Planning and Zoning Commission to ask for a replat.
City Planner Ed Cain said the developers needed to re-plat parcels 20 and 21 from 1.85 acres to 2.2 acres.
“When they platted that eight or nine years ago they couldn’t anticipate what was going to be there,” Cain said. “They needed some extra room for parking and there was a gas line they had to take into consideration as well.”
Cain said the re-plat does not change any of the streets in the development.
“It just changes the dimensions on that parcel,” Cain said. “It shifted the line about 50 feet south.”
Hotelier Yogesh Shah is proposing to build a prototype 108 room Fairfield Inn & Suites hotel, a Marriott brand, on the property across the street from the Hampton Inn.
This is Shah’s second major hotel investment in Angelo’s Grove. Shah invested $7 million to build the Hampton Inn, which has enjoyed a consistently high occupancy rate.
The Fairfield Inn & Suites will be the first such hotel of its brand in eastern Arkansas.
Developer Kenny Farrell said they were not surprised that they needed to come back for the re-plat.
“When you plan those things in advance you have to anticipate what you think it might be,” Farrell said.
“In this case the footprint is bigger. It is 108 rooms instead of 92. So it took up a bigger footprint.”
The next step will be to submit a site and design plan to the planning commission for review.
